What Denver Weather Does to Your Chimney

Your chimney is the most exposed structure on your house. It sits above the roofline, unprotected from wind, rain, snow, hail, and UV. Every other part of your home has siding, shingles, or overhangs shielding it. Your chimney has mortar and brick.

In most climates, that’s enough. In Denver, it’s a losing battle without maintenance. The Front Range averages over 100 freeze-thaw cycles per year. Water seeps into mortar joints, absorbs into porous brick, and settles in cracks on the chimney crown. When the temperature drops below freezing — which happens on most Denver nights from October through March, and plenty of nights in April and September — that water expands by about 9%. The expansion cracks mortar, pops the face off bricks, and widens every gap it entered through. The next day it melts, runs deeper into the newly widened crack, and the cycle repeats.

After a few seasons of this, you can see the results from the ground: white staining on the brick (efflorescence), chunks of mortar missing between bricks, brick faces that have flaked off to reveal the soft interior. What you can’t see from the ground is usually worse — mortar joints eroded an inch deep, bricks loose enough to pull out by hand, and moisture migrating into the chimney interior where it damages the flue liner and accelerates rust on metal components.

Tuckpointing

Tuckpointing is the process of removing deteriorated mortar from between bricks and replacing it with fresh mortar. Done properly, it restores the structural bond between bricks and reseals the joints against moisture penetration. Done improperly, or skipped entirely, the deterioration accelerates until individual bricks start shifting and the chimney requires partial or full rebuilding.

We grind out the old mortar to a depth of at least 3/4 inch before applying new material. Anything less than that and the new mortar doesn’t have enough depth to bond properly. It’ll look fine for a season and then fall out. We use mortar matched to the original in composition and color, because mismatched mortar isn’t just ugly, it can cause differential expansion rates that create new cracks.

The right time to tuckpoint is when you first notice mortar erosion. At that stage, it’s a repair measured in hundreds of dollars. Wait until bricks are loose and the chimney is leaning, and you’re looking at a partial rebuild measured in thousands.

Brick Replacement

When freeze-thaw damage goes beyond the mortar, the bricks themselves start to fail. Spalling is where the fired face of the brick flakes or pops off and exposes the soft, porous interior to even more moisture absorption. A spalled brick deteriorates faster with each cycle. We remove damaged bricks individually and replace them with matching brick, properly bonded with the correct mortar. For chimneys where widespread spalling has compromised the structure, we rebuild the affected section rather than replacing bricks one at a time.

Crown Repair and Replacement

The chimney crown is the concrete or morite cap that covers the top of the chimney around the flue tile. It’s supposed to shed water away from the flue and off the chimney. In Denver, crowns take a beating from UV, hail, and freeze-thaw. Hairline cracks develop first, then widen, then let water straight into the chimney structure.

Minor crown cracks can be sealed with a flexible crown coating that bridges the cracks and prevents moisture entry. A crown that’s crumbling, has chunks missing, or was improperly built (a flat crown with no drip edge, or one poured flush with the flue tile) needs to be removed and replaced. We build new crowns with a proper slope, drip edge overhang, and flexible bond-break at the flue tile to allow for thermal expansion without cracking.

Chimney Waterproofing

Even after tuckpointing and crown repair, brick is porous. It absorbs water. In Denver’s climate, that absorbed water freezes and starts the damage cycle again. Chimney waterproofing applies a vapor-permeable sealant that blocks liquid water from entering the brick while still allowing moisture vapor trapped inside the masonry to escape. This is not house paint — painting a chimney with a non-breathable coating traps moisture inside and accelerates deterioration.

We apply waterproofing as the final step after all masonry repairs are complete. It’s the difference between tuckpointing that lasts 10-15 years and tuckpointing that starts eroding again in 3-4.

Partial and Full Chimney Rebuilds

When masonry damage is too extensive for tuckpointing and brick replacement, the damaged section needs to come down and be rebuilt. This is most common above the roofline, where exposure is greatest. We rebuild from the roofline up using new brick, properly mixed mortar, flashing integration with the roof, and a new crown. The rebuilt section is then waterproofed. Below-roofline rebuilds are less common but sometimes necessary when long-term moisture intrusion has reached the interior structure.

Why This Work Can’t Wait

Masonry damage is progressive. A mortar joint that’s eroded 1/4 inch this year will be eroded 1/2 inch next year. A single spalled brick becomes three, then a whole course. Water that enters through a cracked crown migrates down into the smoke chamber, rusts the damper, saturates the firebrick, and can reach the framing around the fireplace. What starts as a $400 tuckpointing job becomes a $3,000 partial rebuild becomes a $6,000+ structural project. We’re not saying that to create urgency. We’re saying it because we’ve seen the progression hundreds of times.
